The Spire is a 65 story, 900,000 sf, hotel and residential tower, which utilizes sustainable design technology. Within its cylindrical aerodynamic form, a 300 room hotel occupies the first 20 floors above a 5 story curvilinear stainless steel clad podium which houses ballrooms, conference facility, spa, restaurants, retail shops, subterranean parking and a rooftop resort style pool area. Level 26 is a restaurant sky garden level complete with landscape and panoramic views. Levels 28-66 are condominiums with a private roof garden above.
The tower is designed as a vertical ‘machine for living’ with a technically sophisticated energy modulating double skin, incorporating energy efficient design features, thermally vented, operable and customizable for solar orientation and shading as well as integrating solar photovoltaics arrays directly into the clear high performance glazing. Internal micro-turbines at each level exploit thermal currents. At all levels automated energy management systems control the opacity and permeability of the exterior skin using louvers and photochromic glazing in key areas. On condo floors, perimeter inner operable glass walls, patios and personal garden/terraces irrigated with reclaimed gray water are standard. The condo floors are viewed as ‘floating’ forms within the larger external glazed shell, with cut-away floors randomly interspersed to create larger vertical gardens and terraces within the matrix. Units are customizable vertically as well as within floors, allowing multi-story homes with sky gardens. At the roof garden level, vertical wind turbines cap the central core and the outer skin extends as a perforated transparent series photovoltaic arrays. The tower visually transforms at night into a display of animated artistry through the activation of an embedded grid of LEDs.
